Nhiều nhà sản xuất xe máy và ô tô đã tung ra thị trường những sản phẩm thân thiện với môi trường chạy bằng nhiên liệu điện.
Tại Hội nghị lần thứ 26 các bên tham gia Công ước khung của Liên hợp quốc về biến đổi khí hậu (COP 26), Thủ tướng Phạm Minh Chính đã công bố cam kết của Việt Nam về giảm phát thải các-bon xuống mức không. Net Zero) vào năm 2050.
Để thực hiện cam kết này, Việt Nam phải đối mặt với nhiều thách thức, bao gồm thay đổi cơ bản cơ cấu kinh tế, hướng tới đầu tư và sử dụng công nghệ xanh trong tất cả các lĩnh vực.

Ông Trần Minh Ái, Giám đốc Cấp cao, Bộ phận Quản lý Bất động sản Savills Việt Nam cho biết, trên thực tế, việc chuyển đổi từ phương tiện chạy bằng nhiên liệu hóa thạch sang sử dụng điện là xu hướng chung trên thế giới. thế giới. Việt Nam tuy là nước đi sau nhưng tốc độ phát triển khá nhanh.
Tuy nhiên, so với tỷ lệ người sử dụng xe chạy xăng, dầu thì nhóm người sử dụng xe xanh vẫn còn rất thấp.
Theo thống kê tại các dự án do Savills quản lý, hiện tại, xe điện chỉ chiếm khoảng 2-3% mỗi dự án và phần lớn là xe máy điện, xe đạp điện, trong khi ô tô chiếm tỷ lệ rất nhỏ. .
Hiện nay, nhiều hãng sản xuất xe máy, ô tô đã tung ra thị trường những sản phẩm chạy bằng nhiên liệu điện thân thiện với môi trường.
Tuy nhiên, một trong những thách thức lớn nhất đối với cư dân sống trong các khu chung cư đô thị lớn là thiếu các trạm sạc chuyên dụng.
Theo đánh giá của bà Ái, dù tỷ lệ sử dụng phương tiện nhiên liệu xanh còn thấp nhưng nhu cầu về trạm thu phí trong khu dân cư là hoàn toàn có thật.
Ban đầu, tại nhiều dự án chung cư vẫn xảy ra tình trạng người dân sử dụng xe đạp, xe máy điện tự mang sạc vào chung cư để sạc.
Trong thời gian qua, tại nhiều dự án, cư dân được yêu cầu không được tự ý mang sạc vào chung cư để sạc, vì điều này tiềm ẩn nhiều nguy cơ cháy nổ bên trong chung cư cũng như trong thang máy. .
Theo các chuyên gia của Savills, hiện có hai giải pháp để đáp ứng nhu cầu sạc xe điện tại các dự án.
Đầu tiên là tìm hiểu và hợp tác với các trạm thu phí trên thị trường. Các đơn vị này sẽ hỗ trợ thiết bị đảm bảo an toàn điện, đóng ngắt, chống cháy nổ hoặc phần mềm cần đăng ký tính năng tự động ngắt khi sạc đầy, tính chi phí. Tuy nhiên, chưa có nhiều đơn vị cung cấp dịch vụ trạm thu phí, hiện nay trên thị trường chỉ có 2 đơn vị.
“Chúng tôi đã làm việc với cả hai doanh nghiệp này, nhưng mức độ phủ sóng của các dịch vụ này tại chung cư / cao ốc văn phòng vẫn còn hạn chế do các quy định về phòng cháy chữa cháy và thủ tục hành chính của công ty. cơ quan chức năng khi thay đổi thiết kế của tòa nhà ”, bà Ái nói.
Bên cạnh đó, xét về khía cạnh kinh tế, với tỷ lệ người dân sử dụng xe điện thấp như hiện nay thì dịch vụ này không quá hấp dẫn để đầu tư. Do đó, số lượng doanh nghiệp đầu tư vào lĩnh vực này còn rất thấp.
Thứ hai, Savills cũng đang tự tổ chức thêm các điểm thu phí tại các dự án. Các điểm sạc này được quy hoạch ở khu vực rộng lớn và cách xa hoàn toàn với các phương tiện chạy bằng xăng, có thể bố trí gần sảnh hoặc phía sau tòa nhà thay vì bố trí dưới tầng hầm.
Ngoài ra, các điểm thu phí này còn đảm bảo các yêu cầu về kỹ thuật an toàn điện, phòng chống cháy nổ và trực ban 24/7 của cán bộ Ban quản lý.
Tuy nhiên, bà Ái cho rằng cách làm này vẫn chỉ là giải pháp tạm thời và cần có hệ thống quản lý tự động ngắt khi sạc đầy hoặc thu phí để đảm bảo mọi người dân sử dụng phương tiện giao thông. Nguồn điện có thể được sử dụng luân phiên.
Sau hai năm triển khai, công ty này đã nhận được một số chỉ đạo của cơ quan chức năng về việc đảm bảo an toàn PCCC đối với các địa điểm thu phí. Mặc dù vậy, vẫn thiếu một hướng dẫn cụ thể về các bước thiết lập và tiêu chuẩn xây dựng của một trạm thu phí dân sinh.
“Vì vậy, chúng tôi mong rằng sắp tới sẽ có những quy định, hướng dẫn rõ ràng để cư dân có khu vực thu phí an toàn và hợp pháp”, đại diện Savills nhấn mạnh.
