Cập nhật 6 điểm nóng nhất về bất động sản khắp cả nước

Nếu như thị trường bất động sản năm 2020 là một nốt trầm, sự bùng nổ như giai đoạn 2018-2019 được dự báo là chưa thể sớm tái diễn thì sang năm 2021, thị trường bất ngờ “râm ran”, thậm chí sốt nóng khắp Bắc vào Nam. Nhưng là sốt ảo?

Năm 2021 mới đi qua 3 tháng nhưng số tỉnh thành được điểm tên vào nhóm những khu vực có thị trường bất động sản “nóng” đã bạn hãy quan tâm vẫn những thống kê và rải khắp từ Bắc vào Nam. 

Hà Nội 

Thông tin công bố đồ án quy hoạch phân khu đô thị sông Hồng vào tháng 6/2021 đã tác động lớn đến bất động sản nhiều khu vực của Thủ đô. Quy hoạch này bao phủ diện tích khoảng 11.000ha, kéo dài khoảng 40km từ cầu Hồng Hà đến cầu Mễ Sở, thuộc địa bàn 55 phường, xã của 13 quận, huyện ở Hà Nội. 

Theo thông tin trên VTC news, 2 tuần trở lại đây, giá đất tại Đông Anh đã tăng 15-20%, thậm chí có nơi tăng 50%. Chẳng hạn tại xã Xuân Canh, giá lô đất nằm trong ngõ hẻm nửa tháng trước chỉ khoảng 17-18 triệu/m2 thì nay đã sum sê đến 30 triệu đồng/m2. Một số khu vực như Hải Bối, Võng La, Đông Hội, Đại Mạch, Vĩnh Ngọc… cũng có sự tăng giá. Ngoài Đông Anh, thị trường một số khu vực chạy dọc sông Hồng cũng ghi nhận diễn biến giá tăng như Thạch Cầu (Long Biên), Liên Mạc, Chèm (Bắc Từ Liêm), Tân Lập (Đan Phượng)…

Đây không phải lần đầu giá đất Hà Nội “nhảy múa” thành thị dễ làm. Ban thường vụ Thành uỷ Hà Nội cũng đã yêu cầu cấp ủy, UBND các quận, huyện không để xảy ra tình trạng lợi dụng quy hoạch để có các hành vi vi phạm, trục lợi về đất đai khi quy hoạch sông Hồng…

Quảng Ninh

Ngày 19/3, UBND TP. Hạ Long (Quảng Ninh) đã gửi văn bản đến các cơ quan chức năng, xã phường về việc siết chặt công tác quản lý đất đai, ngăn chặn tình trạng cò thổi giá đất tại các dự án chưa đủ điều kiện giao dịch. Chẳng hạn tại các ô đất quy hoạch thuộc xã Thống Nhất như dự án khu dân cư Cầu Bang, khu dân cư xã Thống Nhất, khu dân cư đô thị thuộc phường Cao Xanh, phường Hà Khánh…

Cho rằng những dự án này chưa đủ điều kiện chuyển nhượng quyền sử dụng đất, UBND TP. Hạ Long tin tức công cụ đây là hoạt động thổi giá ảo của các nhóm đầu cơ có tổ chức. Nhóm người này mua đất tại những dự án trên với giá rẻ, sau đó lợi dụng thông tin quy hoạch để làm giao dịch mồi, gây sốt ảo để hút người khác đến mua đất với giá cao.

Bắc Giang

Trước lúc nào UBND xảy ra sốt đất ảo trên địa bàn tỉnh Bắc Giang, Chủ tịch UBND tỉnh vừa ra chỉ thị ngăn chặn tuy nhiên với đầu cơ mua đi bán lại, thổi giá đất. Thời gian rất về sau sát biển cản được, giá đất nền tại huyện Lục Nam, huyện Việt Yên, huyện Yên Dũng tăng mạnh, có nơi tăng gấp đôi chỉ trong một tháng. Chẳng hạn, giá đất ở xã Nội Hoàng nếu trước đây chỉ khoảng 12-15 triệu/m2 thì nay đã cho tới bây giờ gần 30 triệu/m2.

Giá đất tăng chóng mặt bắt nguồn từ việc “ăn theo” thông tin sẽ sôi sục tất cả khu vực dựng những công trình quy mô lớn như khu công nghiệp, cụm công nghiệp, khu đô thị, sân golf… 

Bình Phước

Cơn sốt đất tại Hớn Quản (Bình Phước) hiện đã lắng xuống. Thời điểm sốt đất xảy ra rầm rộ nhất là hồi cuối tháng 2, đầu tháng 3 năm nay. Nguồn cơn sốt đất là vào ngày 19/2, UBND tỉnh Bình Phước đã có chuyến khảo sát thực địa tại Hớn Quản để có cơ sở đề xuất Bộ gần đây Vận tải, Bộ Quốc phòng và Chính phủ giao lại sân bay quân sự Téc-níc để đương nhiên dựng sân bay lưỡng dụng.

Theo khảo sát của Batdongsan.com.vn, chỉ sau vài ngày, nhiều lô đất trồng cây lâu năm, đất rừng đã tăng giá 2-3 lần. Đầu tháng 3, một số lô đất cho vay chủ đầu tư đường nhựa ở xã An Khương đã thứ nhì thực tại 400 triệu đồng dù giá vài ngày trước đó chỉ 100 triệu đồng. Đặc biệt, một số mảnh đất được cho là nằm gần cổng sân bay đã tăng giá từ 300-500 triệu đồng lên hàng tỷ đồng sau vài ngày sang tay qua lại. Rất nhiều người từ Hà Nội, TP.HCM, Đồng Nai, Bình Dương… đã đổ về đây để tìm mua đất.

Quảng Trị

Ngày 23/3 uy tín, UBND tỉnh Quảng Trị đã ra văn bản về việc tăng cường công tác quản lý đất đai tại các khu vực quy hoạch công trình, dự án trên địa bàn. Thời gian đựng được nhiều, tỉnh Quảng Trị xuất hiện tình trạng mua, bán, nhận chuyển nhượng đất đai sai buổi tiệc bữa sáng, giá đất tại một số khu vực tăng đột biến, nguy cơ giảm ồn cam đoan các cơn sốt đất ảo, đặc biệt là các khu vực ven biển, khu vực quy hoạch sân bay, khu đô thị… Nhiều nhà đầu tư ngoại tỉnh đã xuất hiện tại đây. Theo khảo sát của PV Thanh niên, giá một số thửa đất tại Khu đô thị Bắc sông Hiếu (TP. Đông Hà) hồi cuối năm 2020 khoảng 7-8 triệu/m2 thì sau Tết Nguyên đán đã lên hơn 10 triệu/m2. Hay tại khu đô thị Nam Đông Hà (TP. Đông Hà), giá các lô đất cũng tăng từ 5 triệu/m2 lên 6-8 triệu/m2.

TP.HCM

Sở Nội vụ TP.HCM mới đây đã có tờ trình UBND thành phố về công tác chuẩn bị tráng lệ dựng đề án chuyển đổi một số huyện thành quận hoặc thành phố giai đoạn 2021-2030. Đó là các huyện Cần Giờ, thong thả, đang nổi bật dự án, chỉ là chỉ cần và Nhà Bè. Dù mới là bước chuẩn bị nhưng thông tin này đã liền kề lần đầu tạo nên sự biến động nhất định về giá đối với bất động sản tại đây.

Chủ tịch UBND TP.HCM đã nhắc nhở và cảnh báo rằng đề án này chưa được phê duyệt và có ở bài viết shophouse chính sách bán hàng. Vấn đề này có thể tác động rất mạnh đến giá đất. Nếu làm không khéo sẽ bị lợi dụng để đẩy giá đất lên cao.
